Overview

The product.

Clay and concrete roof tile is the dominant roofing material in Southern California's Mediterranean, Spanish Colonial, and Mission-style architecture. When properly installed on an appropriate structural system, tile roofs routinely outlast the buildings they protect. Celeste specifies tile on homes where the architectural character calls for it and the structural system can support the weight.

Manufacturer

To be specified — Celeste works with Eagle Roofing, Boral, and other tile manufacturers appropriate to the project

A note on specification

Tile roofing is a system — the tile itself is only one component. The underlayment, flashing, mortar, and structural capacity of the roof deck and framing are equally important. Celeste assesses all of these during the inspection process before specifying tile.

Specification Criteria

What we look for.

Structural capacity

Tile is significantly heavier than shingle. We verify that the roof framing and deck can support the dead load before specifying tile — or identify what structural work is required.

Underlayment system

The underlayment under tile is the primary waterproofing layer. We specify a two-layer system with a self-adhering base sheet at all eaves, valleys, and penetrations.

Profile and color match

On re-roofing projects, matching the existing tile profile and color is often a priority. We work with manufacturers to identify current production equivalents to discontinued profiles.

Mortar vs. foam set

The method of setting ridge and hip tiles affects both performance and maintenance. We specify the appropriate method for the exposure and the tile profile.
